Everyone wants to 1) earn top dollar for their home, and 2) sell your home as quickly as possible. One way to stand out from the competition is staging. Not only does staging how off a homes potential room y room, but it helps the home “speak” to a broad range of potential bikers in a compelling and positive way.
There are a few simple fixes that agents recommend to begin the staging process. First and foremost, declutter! Removing all non-essential items from a home helps to depersonalize and open a space to it’s fullest potential. Next should be a full home cleaning. Baseboards, under heavy furniture, fan blades and A/C returns are all items that should be cleaned including any carpets. Showing or touring a listing while pets are home can be a noisy and daunting task. So removing pets before showings can keep your home competitive with other listings when buyers are out seeing multiple properties.
Equally Important…
Equally as important are making any minor repairs. Focus on things like missing fence boards, removing weeds, replacing any light bulbs that may be out, fixing any leaky or running toilets, replacing nay missing grout, and fixing or replacing any loose door knobs or any other general maintenance repairs that may help drive the price down. Fresh interior paint in neutral colors goes a long way!
In addition to simple fixes, staging prepares the home for sale so the buyer can mentally move in. By staging, you make sure your home will shine online, and since 92% of buyers find their homes on the internet, staging is a huge advantage over vacant homes.
Good staging can make your home stand out before buyers see it in person. It also shows off the potential. And 77% of agents say staging makes it easier for buyers to visualize a property as their future home. It also spurs additional walk-throughs according to 40% of agents surveyed by the Florida Association of Realtors. Your home will also sell faster. Nearly two-thirds of agents say staging decreases the amount of time ma home spends on the market.
Staging is a no brainer for anyone looking to increase their home value and decrease their time on market. If you are looking to sell, keep staging in mind. And, of course, if you have any questions, don’t hesitate to contact one of our experienced agents!
